Extension reduced transfer and mortgage: The Ministry of Land, Thailand, through the Department of Land, has announced a New Year’s gift for Thai citizens interested in buying houses or condominiums. This is done by extending and reducing the transfer fees for homes, as well as other real estate properties, by 1%, and mortgage fees by 0.01%. This measure aims to alleviate the burden on Thai citizens, and it will be effective starting from January 2, 2567.

The reduced transfer and mortgage fees will be applicable until December 31, 2567. The Department of Land has implemented measures to stimulate the real estate business and assist the public. These measures include reducing the transfer and mortgage fees for property transactions from 2% to 1% and 1% to 0.01%, respectively, for cases where the transfer and mortgage are conducted simultaneously. The effective period for these measures is from January 2, 2567, to December 31, 2567.

Conditions and details for the reduced transfer and mortgage fees are as follows:

1. Applies to townhouses, row houses, commercial buildings, and condominiums, including land with accompanying buildings.
2. Property price should not exceed 3 million Baht.
3. Mortgage amount should not exceed 3 million Baht per contract.
4. Excludes transactions involving the sale of specific property portions.
5. Effective from January 2, 2567, to December 31, 2567.

Moreover, the Cabinet has approved the reduction of registration fees for rights and legal documents.

Additionally, on December 26, 2566, the Cabinet approved measures to reduce registration fees for rights and legal documents related to residential addresses in 2567. These measures aim to support and ease the burden on individuals seeking their own residences, promote real estate transactions to boost economic stability and maintain economic activity levels in the real estate and related sectors. The reduced registration fees for property transactions and condominium purchases apply from January 2, 2567, to December 31, 2567.

There are two sets of ministerial regulations specifying the registration fees for property transactions and condominium purchases. The reduced fees aim to support individuals in acquiring residences and encourage real estate transactions for economic stability in the real estate and related sectors. These regulations are effective from the day following the announcement until December 31, 2567.
